The lease agreement is the most important document the landlord should prepare for tenants. It does not only secure of the landlord's property but also ensures his payments are received on time. On the tenant's side, a lease agreement can keep you from being evicted outside the expiration of the contract.  As a landlord, you will have to read the agreement in front of the tenant to let him know about your policies and terms. Otherwise, your tenant will refuse to sign the agreement. If you may have some conflicts with the late payment penalties, try your best to explain how late fees are charged. Let your tenant know that the late fee will only be charged if the payment is made on time. You need to ensure them that the landlord's form can guarantee their rights as a tenant. Therefore, the tenant should have no objection in signing them.
